Q:  What do I have to do to earn and receive the buyer's rebate?

A:  NOTHING!  Choosing us to represent you is enough.  We will run as many detailed searches as you'd like and we'll show you as many properties as you need to see.  No strings attached!  We will never require or expect you to do a drive-by inspection prior to showing you a home or limit the number of properties you can see in order to receive the rebate.

Q:  Are there any exclusions to the rebate?

A:  One one.  When you see a home without us that home may not be eligible.  For example, if you visit a builder or subdivision's model home or office or have the listing agent of a new or resale property show it to you.  Most new home builders and Agents have very strict policies about the commission earned in relation to who first introduced or showed the property to the buyer.  Commissions in this case are usually a mere fraction of what they would normally be.

Q:  How is a Discount Listing different from a regular listing?

A:  There's no difference at all.  Every listing receives the same high level of care and expertise including:

• Listing on both MLS and FMLS and on all major sites including Homes.com and Realtor.com
• High resolution photographic images that capture your home at its best
• Full color professional quality glossy flyers and information box
• Detailed, accurate listing descriptions and captions - never miss an opportunity to shine!
• Notification of showings and agent/buyer feedback
• Advice on how to prepare your home and sell for maximum profit
• Market Data - know your competition, know what similar homes are selling for

• Availability - standard office hours DO NOT apply

Q:  What are buyer or agent incentives?

A:  Buyer incentives would be things like providing a one year Homeowner's Warranty or a gift card to Home Depot or Lowe's or any place else (the possibilities are endless).  Agent incentives would include "Broker Bonuses" (a set amount paid on top of commission) and/or adding .25% or .5% to the selling agent's commission. 

Q:  Why would I choose to increase the selling agent's commission?

A:  Most of the time you wouldn't, however if you're looking for an extra quick sale or have a property that is proving to be difficult to sell in the current market, then this extra incentive may gain your property attention, showings, and a sale.
